As we celebrate our first year as Grand Rapids’ newest boutique commercial brokerage, investment and consulting house, we wanted to reflect on each and every first. Starting with our first assignment to our first listing pitch, from our first listing win to our first closing—each one is unique and special.
We’re thankful for each of these firsts as well as all of those who’ve followed us on this journey. Thank you to our clients, our friends, for joining us on this new adventure. We LOVE what we do! We thoroughly enjoy working on your behalf and our reward is getting to have fun while we accomplish each step.?
We were recently asked in an interview, ‘what was the most difficult part of starting your own company?’ We can honestly say that we didn’t experience any difficulties. The truth of the matter is, it’s all about how you approach things. When you’re excited and have a passion for something, it really isn’t “work.”?We’ve carefully planned our growth, we’ve worked our plan, and we’re thrilled with the results of this past year.
But, we don’t like to sit still. We’ve got plans—big plans. Like the formal addition of Bill Bowling to the X Ventures family in January of 2014! Bill is a commercial real estate icon, Chip’s dad, my old boss (or as Bill says, I used to be his boss) an all-around good guy. Bill is extremely skilled in his craft and also shares a passion for Grand Rapids and commercial real estate, and he happens to love tough deals. Perfect. Fit.
And while that is great news for X Ventures and our clients, we decided to up the ante! As part of our long-term planning, we knew we wanted to add to our team, and we wrestled with “who?” Who would be able to keep up with the busy pace, share our passion, roll with the house antics, be willing to wash coffee cups, and who was someone willing to stretch and learn the craft of commercial real estate? We knew what we wanted, and as luck would have it, an introduction lead to a conversation, which led us to a bright, young man named Steve Penfield. Instant synergy! We’ll showcase Steve’s talents soon, but we’re so pleased he took on a brokerage role with X Ventures!
So, we’ll continue to wait for spring….and in the meantime….remember….we’re here to do the heavy lifting and help YOU find your SPOT!

One of the coolest corners in all of Grand Rapids is Union and Cherry in the Heritage Hill neighborhood. The tallest building also occupies the northwest corner: 547 Cherry Street, also most commonly known as Oakwood Manor Apartments.
While you may have space to spread out the team in a collaborative room, you may be tight on storage. While you may have ample storage, your breakroom may be lacking lateral length. And while you may have a staff entertainment area dialed in, your offices have zero multi-functionality.
Are you approaching decision time to acquire office space – perhaps due to growth or due to launching your first business? Spend a little time on the front end asking and getting answers to important questions, and you will save much time and prevent a self-induced migraine later.
Right now, Grand Rapids is in redevelopment and expansion mode. We can now, with confidence, refer to our era of recovery as a thing in the distant past.
As demand for apartments rises across the nation, tenants are experiencing the challenges of a landlord’s market. A rise in rental rates is one factor, but so is the simultaneous rise in residential development. How do these two dynamics play out at the same time?
X Ventures was so happy to work with our fellow building tenants at 44 Grandville over the past couple weeks to help fill the pantry shelves for Family Haven.
